  • Loans are available on a range of property types including office, retail, industrial, warehouse, mixed use buildings, hotel/motel and multi-family.
  • Loan size: $100,000 up to $5 million
  • Credit: 600+ credit scores for primary borrower or primary guarantor
  • High LTVs for eligible property types up to 90% LTV
  • Full Doc, Alt-A Stated Income and Investor programs available
  • Loan purpose: Purchase, rate/term refinance, or cash out refinance
  • Loan type: 30-year fixed, 5 and 10-year fixed, then adjustable and variable rates adjusted quarterly
  • Terms: All loans are 30-year fully amortizing with no balloons

ELIGIBLE PROPERTIES

  • Office - Buildings designed for general commercial occupancy and are normally subdivided into smaller units. Office use implies a general business use that does not include retail, manufacturing or warehouse type operations.
  • Retail - Buildings are designed for retail sales and display, includes stand-alone buildings as well as strip shopping centers. Classification encompasses a wide variety of uses including, but not limited to: markets, convenience stores, big box retailers, barber shops, laundromats, etc.
  • Light Industrial - Buildings characterized by a small size facility where no heavy manufacturing or specialized industrial process takes place. Office space within in minimal. Absent from these properties is any type of heavy machinery, welding operations, cranes or hazardous materials.
  • Warehouse - Buildings designed primarily for storage purposes. Amount of office space included is usually commensurate with the quality of the building but is typically minimal. The design of the building usually includes a light frame with large open interior areas.
  • Mixed-Use - Structures with at least one commercial unit and one residential unit all within the same building. Typically, mixed use is comprised of a ground floor retail or office unit with apartments above. The property must be located in a commercially zoned area.
  • Automotive Services - Includes everything from auto repair facilities to retail auto shops and part supply stores, but with no gasoline storage tanks on property. The building type and size may vary depending upon use.
  • Multifamily - Structure containing five or more dwelling units with common area facilities such as entrances, lobby, elevators, stairs, mechanical space, walks or grounds. Units must be rented on a non-transient basis such that tenants consider their unit their permanent residence.
  • Hotel/Motel - Includes select franchise Limited Service and Extended Stay owner-operated hotels or motels.
  • Restaurants - We offer competitively priced financing for a wide range of properties, including owner-occupied, non-franchise and full-serve restaurants in neighborhood settings or urban. Underwriting criteria is more stringent on this property type.
  • Other - Lehman Brothers Small Business Finance will consider all commercial and unique properties that fall within our program guidelines and loan amounts, including contractor yards, commercial land, properties on a ground lease and improved properties (less than 10 acres).
